The proposed development satisfies all parking, drive aisle and circulation requirements. 3. The proposed development satisfies building height allowances, external lighting standards and landscaping goals. 4. The proposed development is consistent with the property's zoning designation of Highway Business (B-3) and complies with the Comprehensive Plan land use designation of Highway Convenience. NOW, THEREFORE, BE IT FURTHER RESOLVED, the Mounds View City Council approves the development review subject to the following conditions: 1. 2. 3. . 4. 5. 6. Submit and receive approval of the grading, drainage and utility plans Prepare and receive approval of a detailed stormwater management plan. Prepare and submit plans for signage and the garbage dumpster enclosure. The applicant shall consent to the construction and assessment of a pedestrian trailway along the County Road 10 frontage. Revise the site plan to show an area for snow storage. The applicant shall consent to the dedication of a right of way easement at the northwest corner of the site for turning radius at Bronson Drive and Long Lake Road. 7. The applicant shall redesign the color scheme of the proposed building to incorporate more earth tones and less emphasis of the blue and red accents. 8. The applicant shall enter into a development agreement with the City that sets forth all of the terms, conditions, requirements, agreements, guarantees and plans for the orderly development of the property. Failure to do so within six months shall render this approval and previous approvals null and void.
