<br />Resolution 6524 <br />Page 2 <br /> <br />. <br /> <br />1. The proposed development satisfies all setback requirements according to City Code <br />and approved variances. <br /> <br />2. The proposed development satisfies all parking, drive aisle and circulation <br />requirements. <br /> <br />3. The proposed development satisfies building height allowances, external lighting <br />standards and landscaping goals. <br /> <br />4. The proposed development is consistent with the property's zoning designation of <br />Highway Business (B-3) and complies with the Comprehensive Plan land use <br />designation of Highway Convenience. <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, the Mounds View City Council <br />approves the development review subject to the following conditions: <br /> <br /> 1. <br /> 2. <br /> 3. <br />. 4. <br /> 5. <br /> 6. <br /> <br />Submit and receive approval of the grading, drainage and utility plans <br /> <br />Prepare and receive approval of a detailed stormwater management plan. <br /> <br />Prepare and submit plans for signage and the garbage dumpster enclosure. <br /> <br />The applicant shall consent to the construction and assessment of a pedestrian trailway <br />along the County Road 10 frontage. <br /> <br />Revise the site plan to show an area for snow storage. <br /> <br />The applicant shall consent to the dedication of a right of way easement at the northwest <br />corner of the site for turning radius at Bronson Drive and Long Lake Road. <br /> <br />7. The applicant shall redesign the color scheme of the proposed building to incorporate <br />more earth tones and less emphasis of the blue and red accents. <br /> <br />8. The applicant shall enter into a development agreement with the City that sets forth all of <br />the terms, conditions, requirements, agreements, guarantees and plans for the orderly <br />development of the property.
