Resolution 8274 <br /> Page 2 <br /> WHEREAS, the Planning Commission has held a duly noticed public hearing for <br /> the subdivision and Comprehensive Plan amendment on July 2, 2014; and, <br /> WHEREAS, the City Council has held a duly noticed public hearing for the <br /> subdivision and Comprehensive Plan amendment on July 14, 2014; and, <br /> NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br /> Commission recommends approval of the Preliminary Plat for Anna Place and <br /> Comprehensive Plan amendments submitted by Terry Buchanan, Kayak Remodeling & <br /> Redevelopment, subject to the following conditions: <br /> 1. The Comprehensive Plan amendment will only be effective upon completion <br /> of the subdivision. <br /> 2. The applicant shall pay a $15,304 park dedication fee, as determined by the <br /> City Council. <br /> 3. The applicant shall obtain permits, if required, from Rice Creek Watershed <br /> District, the Minnesota Pollution Control Agency, and the City of Mounds View <br /> before construction activity commences. <br /> 4. All utilities within the development area and to the individual home sites shall <br /> be located underground. <br /> 5. The applicant shall enter into various agreements with the City including (but <br /> not limited to) a Developers Agreement. <br /> 6.
