<br />. <br /> <br />. <br /> <br />. <br /> <br />RESOLUTION NO. 6106 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MINOR SUBDIVISION OF 8409 <br />AND 8419 GROVELAND ROAD REQUESTED BY TONY AND CHERYL HOFFMAN; <br />MOUNDS VIEW PLANNING CASE NO. M103-003 <br /> <br />WHEREAS, Property owners Tony and Cheryl Hoffman have requested approval of <br />a minor subdivision of contiguous lots located at 8419 Groveland Road and 8409 Groveland <br />Road, properties zoned R-1, Single Family Residential, legally-described as follows: <br /> <br />The South 100 feet of Lot 1, Block 1, Oalberg's Sunnyside Estates <br />and, <br />Lot 1, Block 1, Oalberg's Sunnyside Estates, except the South 100 feet thereof. <br /> <br />WHEREAS, the applicants propose to subdivide the south 55 feet from 8419 <br />Groveland Road and the north 20 feet from 8409 Groveland Road to create a combined 75- <br />foot wide buildable lot (Parcel B) fronting Groveland Road; and, <br /> <br />WHEREAS, the City Council has reviewed the applicants' request for a minor <br />subdivision and has determined that it is in conformance with Chapters 1104, 1201, and 1202 <br />of the Municipal Code; and <br /> <br />WHEREAS, the City Council finds that the applicants' request for a minor subdivision is <br />in conformance with the Comprehensive Plan; and, <br /> <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, the subdivision is subject to <br />a $1 ,525.61 park dedication fee which is equivalent to 5% of the new lot's market value; and, <br /> <br />WHEREAS, the Planning Commission adopted Resolution 739-03, a resolution <br />recommending approval of this subdivision. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council <br />recommends approval of the minor subdivision of 8409 and 8419 Groveland Road subject to <br />the following stipulations: <br /> <br />5. Prior to the City affixing its seal of approval on the new deeds, the applicants shall <br />arrange for the following: <br /> <br />a. The Survey shall be revised such that all parcels meet the City's minimum <br />width requirement of 75 feet. <br /> <br />b. Language shall be added to the Survey stating "The proposed drainage and <br />utility easement areas as shown herein shall be dedicated to the City of <br />Mounds View by a separate document recorded with Ramsey County." <br /> <br />c. Submit a Title Commitment or Registered Property Abstract for the City <br />Attorney's review and approval. <br />
