Jansky <br />and Associates for the city's existing 16.9 acres of land. The property was <br />appraised at $135,000 which figures out to approximately $8,000/acre. This <br />is somewhat misleading as the city's existing 16.9 acres includes 1.9 acres <br />of street right of way, boulevard, etc. If yuu figure a straight valuation <br />on the property excluding easements the property is valued at closer to <br />$9,000/acre. <br />This appraisal compares favorably with the one completed by Schaeffer and <br />Associates for the M. & E. property directly North for $6,500/acre which <br />was co�leted one year ago. <br />In addition I have enclosed some additional data staff has compiled in regards <br />to existing yalue and status of the properties in question. <br />Staff has not met with Kraus/Anderson at this point because of the need for <br />one more appraisal. The Council authorized an update appraisal of the <br />proposed acquisition site by 0. J. Jansky at the August 13, 1979 counci? <br />meeting and once that is co�leted we will comnence with negotiations. <br />Our preliminary findings show that the city is in the ballpark in regards to <br />our preliminary cost estimates and final acquisition projecttons. <br />Staff will walk through those figures and expand upon the pragress to date <br />with the acquisStion process Thursday night. <br />
