Dev- <br />elopment plans on laad surrounding a park site should take into - <br />accotmt the need to preserve the park site from encroachment of t' <br />hlghway and utility xights-of-way. - <br />More apecific examples on land use conflicts between regional <br />parks and land uaes are: <br />c. Industrial uses should be lonated so. as to minimize their impact <br />on a park. Policies ahould minimize the noise and visual impacts <br />o£ industry. Buffering the park froa industry with dense vege- <br />tation or placing the industrial bui.ldings as far as possible fmm <br />the park are two methods of minimizing the impact of induatry. <br />d. Rosds and higtn�aqs should provide access to the park, but not <br />disturb it bp rimniag through the park. Policies for local roada <br />through parka which are not needed to provide park accese should <br />encourage the vacation of such roads as soon as poasible. Con- <br />ditiona for approving subdivisions which would be served by these <br />roada ahould require new acceas roads so that the "park road" %` <br />can be vacated. ' - <br />e. Co�ereial uses may create visual, noise and water pollution <br />impacta on the park. ExamQles of visual impacts are billboard and <br />neon advertising signs, noise impact from increased traffic and <br />water pollution impact from surface water run-off of parking lota <br />aad other impervious aurfaces. Laad use poiiciea should minimize <br />these impacts by requiring controls over aigna, buffering the <br />co�ercisl area from the park cai.th vegetation, and requiriag <br />adeqvate storm-water rim-off controls (e.g., zestricting the � <br />� <br />amoimt of impervious surfaces in the cov�ercial area so that water �'� '- <br />� can nat�sally aoak into the groimd.} ��;� <br />£.
