<br />. <br /> <br />. <br /> <br />. <br /> <br />RESOLUTION NO. 6200 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOL TUION RECOMMENDING APPROVAL OF THE ACQUISITION OF TAX <br />FORFEITED PROPERTY ON COUNTY ROAD H2 IN MOUNDS VIEW FROM <br />RAMSEY COUNTY <br /> <br />WHEREAS, the City currently owns or controls five lots covering <br />approximately 6.5 acres in the block bounded by County Road H2, Knollwood <br />Drive, Wooddale Dr., and what would be Pleasant View Drive; and, <br /> <br />WHEREAS, the City has acquired Lots 34, 35 (the back 500 feet), and 37, <br />and has a use deed with Ramsey County for Lot 36; and, <br /> <br />WHEREAS, Mr. Blaine Fyksen, an adjacent landowner, with <br />approximately 4.1 acres in the same block has expressed a willingness to <br />coordinate development with the City with the intent to sell his property for <br />residential development; and, <br /> <br />WHEREAS, Twin City Testing successfully completed its drilling activities <br />on June 26, and submitted its geotechnical report to the City of Mounds View on <br />July 1, 2003; and, <br /> <br />WHEREAS, on June 4, 2003, the Mounds View Planning Commission <br />found the proposed use for low density residential development to be consistent <br />with the City's Comprehensive Plan, and unanimously recommended to the City <br />Council the acquisition of Lot 26, Knollwwod Park with the PIN number of 07-30- <br />23-32-0005; and <br /> <br />WHEREAS, on June 9, 2003, the Mounds View Economic Development <br />Authority selected Pro Craft homes, Inc. of Vadnais Heights, Minnesota, to be the <br />developer for the County Road H2 Residential Project, also referred to as "the <br />Woods of Mounds View" that would entail the construction of approximately 17 <br />single family homes; and <br /> <br />WHEREAS, on July 22, 2003, the City of Mounds View and Pro Craft <br />Homes signed a pre-development agreement governing "the Woods of Mounds <br />View" project; and <br /> <br />WHEREAS, Pro Craft homes and the Fyksens on February 4, 2004 <br />signed a Purchase Agreement to sell property to the Developer for this <br />residential project; and <br />
