<br />. <br /> <br />RESOLUTION 6396 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION DENYING A CONDITIONAL USE PERMIT TO ALLOW FOR A <br />MOTOR FUEL STATION AT 2280 COUNTY ROAD I; <br />PLANNING CASE NO. CU2004-005 <br /> <br />WHEREAS, Leon Theis and Tom Manke, owners of The Station, have <br />applied for a conditional use permit to operate a motor fuel station at 2280 <br />County Road I, which is legally described as follows: <br /> <br />The East 134.72 Feet ofthe north 71.01 Feet of <br />Lot 1, Block 4, Spring Lake Park Highlands <br />Ramsey County, Minnesota <br /> <br />WHEREAS, the Mounds View Zoning Code conditionally allows motor <br />fuel station in the B-3, Highway Business District; and, <br /> <br />WHEREAS, the subject property is zoned B-2, limited Business District; <br />. and is currently improved with an operating fuel station named "The Station";, <br /> <br />WHEREAS, the Comprehensive Plan Future Land Use Map guides this <br />parcel as Neighborhood Commercial; and, <br /> <br />WHEREAS, the area of subject property is 9,583 square feet; and, <br /> <br />WHEREAS, the lot dimensions of 2280 County Road I are 134 x 71; and, <br /> <br />WHEREAS, the City Council has reviewed the following documents <br />regarding the proposal: <br /> <br />a. Development Application <br />b. Zoning Map <br />c. Location Map <br />d. Proposed Site Plan <br />e. Photographic documentation <br />f. Letter from Applicants <br />g. Staff Report <br /> <br />WHEREAS, the City Council held a duly noticed public hearing regarding <br />this request on Monday, November 22, 2004; and <br /> <br />. <br />
