<br />. <br /> <br />. <br /> <br />. <br /> <br />RESOLUTION NO. 5604 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />A RESOLUTION APPROVING A DEVELOPMENT REVIEW REQUEST FOR THE <br />MOUNDS VIEW ANIMAL HOSPITAL LOCATED AT 2625 COUNTY HIGHWAY 10; <br />PLANNING CASE NO. DE01-003. <br /> <br />WHEREAS, Dr. Bruce Schnabel and Dr. Kevin Barcus of the Mounds View Animal <br />Hospital, have applied for a development review to construct a 5,086 square foot animal <br />hospital at 2625 County Highway 10; and, <br /> <br />WHEREAS, the subject property is zoned B-2, Limited Business, and is legally <br />described as follows: <br /> <br />Spring Lake Park Hillview <br />Subject to Highway; Lot 78 <br /> <br />WHEREAS, according to Section 1006.06 of the Mounds View Municipal Code, <br />any new construction or expansion of existing facilities requires the approval of a <br />development review; and, <br /> <br />WHEREAS, according to Section 1114.02 of the Mounds View Zoning Code, <br />animal hospitals are a conditional use within the B-2 zoning districts; and, <br /> <br />WHEREAS, the City Council has reviewed the following documents regarding <br />this proposal: <br /> <br />a. Planning Application <br />b. Location Map <br />d. Site Plan with Landscape Features <br />e. Site and Utility Plan <br />f. Grading Plan <br />g. Elevation Drawings <br />h. Interior Floor Plan <br />I. Staff Report <br /> <br />WHEREAS, the proposed development satisfies the requirements of the Zoning <br />Code as well as the variance approved on July 18, 2001; and, <br /> <br />WHEREAS, the site plans date-stamped August 2, 2001 and August 21, 2001 <br />indicate that the proposed office building will be 93 feet by 54 with a footprint of 5,086 <br />square feet; and, <br />
