RESOLUTION NO. 6968 <br />• CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION APPROVING THE "KNOLLWOOD PLACE" PRELIMINARY PLAT FOR <br />THE PROPERTIES AT 2901 & 2925 COUNTY ROAD 10, AND THE WEST HALF OF <br />8060 GROVELAND ROAD, <br />MOUNDS VIEW PLANNING CASE NUMBERS DE2006-005 AND MA2006-003 <br />WHEREAS, Integra Homes, Inc. ("Integra Homes") has requested approval of a <br />preliminary plat for the "Knollwood Place" major subdivision on land located north of County <br />Road 10legally-described as follows: <br />Lot 8, Block 3, Sherwood Esfates; <br />And, <br />The South 135 feet of Lot 47, Auditors Subdivision Number 89 except the <br />East 187 feet thereof; <br />And, <br />The part of the Lot 50, Auditors Subdivision Number 89 lying Northeasterly of <br />U. S. Highway No. 10, Ramsey County, Minnesota <br />• WHEREAS, The above-described lands are zoned R-3, Medium Density <br />Residential and are designated as Mixed-Use on the Comprehensive Plan; and, <br />WHEREAS, Integra Homes has submitted a Preliminary Plat date stamped <br />November 2, 2006 for the major subdivision which creates 19 townhome lots and one <br />outlot, dedicating the proposed private street right of ways as "Knollwood Court" and <br />"Knollwood Way"; and, <br />WHEREAS, the community development and public works staff, and the city <br />engineers have all reviewed the preliminary plat and find that it satisfies the minimum <br />subdivision requirements as articulated in Titles 1100 and 1200 of the Mounds View <br />Municipal Code and complies with county platting requirements; and, <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, the subdivision is subject <br />to a park dedication fee, in the amount of $38,000. Pursuant to Minnesota Statutes, the <br />applicant may appeal the imposition of the indicated park dedication fee to the district court <br />within sixty (60) days of the approval of the subdivision application; and, <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, the subdivision is subject <br />to a County Road 10 Trailway contribution to be based on the 278 feet of road frontage in <br />the project area, in the amount of $5,560; and, <br />WHEREAS, the proposed subdivision is NOT within a Wetland Zoning District; and, <br />WHEREAS, the preliminary plat has been reviewed and approved by the City <br />Engineers subject to the recommended revisions, and subject to receiving permits from <br />Rice Creek Watershed District, Metropolitan Council Environmental Services, MN <br />Department of Health, MN Pollution Control Agency, and Ramsey County; and, <br />
