Resolution 6627 <br />Page 2 <br />NOW, THEREFORE, BE IT RESOLVED, the Mounds View City Council hereby <br />makes the following findings of fact related to the proposed SYSCO Second Addition <br />preliminary plat and rezoning request: <br />1 The proposed major subdivision divides and combines athree-acre parcel from <br />SYSCO Outlot A with SYSCO Lot 1, Block 2 to create Lot 1, Block 1 of SYSCO <br />Second Addition. <br />2 No new or additional lots are created by this subdivision <br />3 Part of an easement will need to be vacated and new easements dedicated by this <br />plat, as shown in Exhibit A. <br />4 The preliminary plat has been routed to outside agencies and circulated internally for <br />comment and review. <br />5 The three acres to be transferred exhibits a consistent zoning designation but not <br />the same designation and thus should be formally updated to reflect the City <br />Council's PUD and Comp Plan amendment authorizations. <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, the Mounds View City Council, <br />based upon the above findings of fact, its review of the documentation presented and the <br />Planning Commission's recommendation of approval, does hereby approve of the SYSCO <br />Second Addition preliminary plat, with stipulations as follows: <br />1. If supported by Ramsey County, the applicant shall arrange to include SYSCO Lot 1, <br />Block 1 with the SYSCO Second Addition plat to make one contiguous lot, showing <br />the residual Long Lake Road right of way as being vacated, if deemed practical and <br />again if supported by Ramsey County. An easement would need to be dedicated on <br />the plat to protect existing utilities which exist within this right of way. <br />2. The applicant shall arrange to dedicate a drainage and utility easement on the plat <br />as shown in Exhibit A. <br />3. The applicant shall execute an access agreement in favor of the City of Mounds <br />View and its authorized representatives and shall final grade the site such that <br />vehicular travel is permitted to the south property line bordering SYSCO Outlot A. <br />4.
