Resflluti~n 6748 <br />Page <br />WHEREAS, the grading and drainage plan has been reviewed and approved by the <br />City Engineer subject to minor revisions and subject to Rice Creek Watershed District <br />approval; and, <br />WHEREAS, the City Council held a duly noticed public hearing regarding this <br />preliminary plat on Monday, February 27, 2006. <br />WHEREAS, the Planning Commission supported the request by adopting Resolution <br />825-06, which recommends approval of the major subdivision; and <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council approves <br />the preliminary plat for the major subdivision of 3049 Woodale, subject to the following <br />conditions: <br />1. The applicant shall arrange to have an acceptable title commitment provided to the <br />City Attorney for review prior to the final plat approval by the City Council. <br />2. The applicant shall pay a park dedication fee in the amount of $20,160. <br />3. The applicant shall take all steps to save any significant trees possible during the <br />construction and shall make arrangements to have a minimum of two trees planted in <br />each front yard upon project completion and sod all yard areas. <br />4. The applicant shall obtain approval from Rice Creek Watershed District and the <br />Minnesota Pollution Control Agency before construction activity commences. <br />5. All utilities within the development area and to the individual home sites shall be <br />located underground. <br />6. The applicant shall apply for Final Plat approval no later than July 5, 2006 or the <br />Preliminary Plat approval will become null and void. <br />Adopted this 27th day of February, 2006 <br />~~ <br />Rob arty, Mayor <br />ATTEST: ...
