Resolution 8671 <br /> November 28, 2016 <br /> Page 3 <br /> Finding: The use of the above ground fuel tanks is consistent with the I.1 <br /> Zoning District, and with City Code, Section 1116.04, Subd 9 <br /> (Storage of flammable liquids over 800 gallons above ground) <br /> within the I-1 District. <br /> 6. The use is not in conflict with the Comprehensive Plan of the City. <br /> Finding: The use is consistent with the Comprehensive Plan: <br /> Goal 2: The City will ensure that industrial development is <br /> compatible with adjacent land uses and that any <br /> such projects preserve desirable environmental <br /> features and natural amenities. <br /> Policy b: The City will require buffering to protect adjacent <br /> and nearby residential neighborhoods from <br /> industrial land uses. <br /> The above ground fuel tanks will be buffered from the nearby <br /> residential neighborhood by an opaque fence, trees and shrubs <br /> approved through a Development Review, and by the placement of <br /> the Public Works Maintenance Building and Salt Storage Shed. <br /> 7. The use will not cause traffic hazards or congestion. <br /> Finding: The above ground fuel tanks will not cause traffic hazards or <br /> congestion. <br /> 8. Adequate utilities, access roads, drainage and necessary facilities have been or <br /> will be provided. <br /> Finding: Adequate utilities, access roads, drainage and necessary facilities <br /> specific to the above ground fuel tanks is currently provided, or <br /> will be provided as part of the overall Public Works Facility <br /> expansion. <br /> NOW THEREFORE,BE IT FINALLY RESOLVED,the Mounds View City Council, <br /> based upon the above findings, approves a Conditional Use Permit for the storage of flammable <br /> liquids over 800 gallons above ground (two 3,000 gallon fuel tanks), as requested by the City of <br /> Mounds View (property owner) for property at 2466 Bronson Dr., subject to the following <br /> conditions: <br /> 1. The applicant shall locate the above ground fuel tanks in compliance with the Mounds <br /> View City Code, and consistent with plans dated December 12,2016 (received November <br /> 7, 2016). <br />
