Resolution 8106 <br />Page 2 <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends approval of the conditional use permit for the 1,232 square foot <br />garage, with conditions as follows: <br />1. The garage shall not be used for commercial purposes, living space or other <br />uses not allowed within the R-1 Single -Family Residential district or by the Zoning <br />Code. Should the use change for which the permit was granted; the conditional use <br />permit shall be considered null and void. <br />2. The new garage shall have the same roof and siding colors as the existing house <br />and garage, and shall have a similar roof pitch to the existing garage. <br />3. A minimum of a 6 foot tall privacy fence must be installed and maintained along <br />the west property line in order to screen the garage from the view of the adjacent <br />neighbors. The fence must be installed within 6 months of the final garage <br />inspection date, and must remain in place as long as the second garage exists. <br />4. A driveway that accesses the new oversize garage and connects to the existing <br />driveway must be installed within 6 months of the final garage inspection date. <br />NOW THEREFORE, BE IT FINALLY RESOLVED that The Conditional Use Permit <br />(CUP) shall become null and void if the work for which the CUP was granted is not <br />completed within one year from the date of approval unless a petition for extension of time <br />in which to complete the work has been granted by the City Council. <br />Adopted this 28th day of May, 2013. <br />Joe Flaherty, Mayor <br />ATTEST: <br />James Ericson, City Administrator <br />(SEAL) <br />
