Engberg Subdivision Staff Report <br />November 12, 2013 <br />Page 2 <br />Easements. <br />With most subdivisions, the City requires the owner to dedicate drainage and utility <br />easements around the perimeter of the lot. Since there will be no construction occurring, staff <br />is not requiring that these easements be added at this time. The applicant is adding a 15 foot <br />easement to the rear of the 3032 County Road J property so he will be able to access pipes <br />he installed to drain stormwater from his backyard, across the 3032 lot and into an existing <br />underground pipe after the 3032 property is sold. <br />Public Notice. <br />No public notice is required for a minor subdivision. <br />Summary. <br />The proposed subdivision will simply adjust part of the property line between 3030 and 3032 <br />County Road J to give 3030 County Road J 1,020 more square feet.
