EARLY CHILDHOOD CENTER <br />EXECUTIVE SUMMARY <br />Contact: <br />Andy Thomas <br />Mounds View <br />763-717-4036 <br />Andrew.Thomas@YMCAMN.orq <br />The YMCA of the Greater Twin Cities (YGTC) is proposing to lease the childcare center attached to the <br />Community Center at 5394 Edgewood Drive. The terms would be similar to the current lease the city <br />holds: <br />Terms: August 1, 2018 thru July 31, 2023. <br />Rent: Base rent plus utilities and maintenance is $87,297 per year (2017) increase based on CPI; within <br />0%-3%. <br />Property taxes: The YMCA would agree to pay the property taxes until non-profit exemption goes into <br />effect. <br />Shared Space: YMCA would not need access to the licensed kitchen for feeding the youth. <br />'►�I�Z�3Ilt`trt7 <br />With the Early Childhood Learning Center (ECLC) operations, the YMCA is also proposing to provide <br />custodial staffing operations for the entire building. We propose the YMCA would provide custodial services <br />for the Mounds View Community Center and the ECLC. In return, the City of Mounds View would pay the <br />YMCA $15,000 annually with a 3% increase in years 2-5. This would eliminate the need for a contracted <br />custodial service the city is currently using in the Community Center. The Event Center staffing via the <br />current Community Center contract would remain for hosting events. <br />City Staff would focus on facility maintenance, lawn care, and snow removal. City staff would provide and <br />control the chemicals and equipment used to clean its facility. <br />YMCA custodial staff will be able to clean the building more efficiently following usage and programming <br />closely. In addition, the YMCA can leverage a larger custodial staffing pool and change the structure of <br />cleaning schedule based on seasonal needs of the building and programming. <br />
