The variance is in harmony with the general purposes and Intent of this Title. (Amended, Ord. <br />861, 9-22-11) <br />We desire to be in harmony with the purposes of this Title and the city of Mounds View. <br />b. The variance is consistent with the comprehensive plan. (Amended, Ord. 861, 9-22-11) <br />The goal of this sign and the variances are to produce a sign that would be a benefit to the <br />neighborhood and the city of Mounds View, while removing an old dilapidated sign and other <br />temporary signs that ore used forspecial occasions. <br />c. The applicant proposes to use the property In a reasonable manner not permitted by this Title or <br />the City Code. (Amended, Ord. 861,9-22-11) <br />Location Variance: The signs current location has not caused a problem in the past and out, <br />intent is that would continue not to cause any problem. <br />Color Variance: We plan to use the sign with taste and understanding that people Jive in <br />the area. <br />d. Unique circumstances apply to the property which do not apply to other properties In the some <br />zone or vicinity and resultfrom lotslze or shape, topography or other circumstances over which the <br />owner of the property since the enactment of this Title has had no control. The unique circumstances <br />do not resultfrom the actions of the appllcan. t. (Amended, Ord. 861, 9-22-11) <br />Location Variance: The current location of the sign has a very large concrete slab that will <br />be very hard and expensive to remove. We would then incur the large cost of pouring a new slob. For <br />that reason we would like to hove a variance to keep it where it is. We would be willing to remove <br />two of the trees by the sign to open up the sight line. We also believe that part of the reason the sign <br />1s closer to the road is that the road was widened a few years ago. <br />Color Variance: There is nothing that would fit this requirement only that the church 3 <br />blocks down the road to the west has one and many of the signs in Mounds View, including the city <br />sign, are color. <br />e. The variance does not alter the essential character of the neighborhood. (Amended, Ord. 861, 9- <br />22-11) <br />Location Variance: This would allow everything to stay the same. <br />Color Variance: This would change the black letters on the sign to color ones that change <br />themselves but other than that there would be no change. <br />f. The variance requested is the minimum variance which would alleviate the practical difficulties. <br />Economic conditions alone do not constitute practical difficulties.
