Mounds View Planning Commission November 16, 2016 <br />Regular Meeting Page 6 <br />Resolution 1063-16, Consideration of a recommendation for approval of a <br />Conditional Use Permit for the Storage of Flammable Liquids Over 800 <br />Gallons Above Ground for property at 2466 Bronson Drive. <br />Planner Sevald stated Within the 1-1 District, a Conditional Use Permit is required for the <br />"Storage of flammable liquids over 800 gallons above ground". The existing underground fuel <br />tank will be removed, while the existing above ground tank will be moved to the southeast <br />corner of the site, and a second tank added. Each tank will be 3,000 gallons. The City Code <br />includes a set of criteria to be considered when reviewing a Conditional Use Permit. Staff's <br />analysis of these criteria is included in Resolution 1062-16 (outside storage), and Resolution <br />1063-16 (above ground fuel tanks). Staff reviewed the request in further detail and <br />recommended approval of the Conditional Use Permit for the Storage of Flammable Liquids. <br />Commissioner Love asked what type of mitigation would be needed to remove the existing <br />underground storage tank:. Public Works Director Erickson explained the tank would be <br />removed and any type of soil mitigation would be completed, as necessary. He stated he would <br />know more once the tank was removed from the ground. <br />Commissioner Klander asked if a Phase I or Phase II environmental study was completed for this <br />project. Public Works Director Erickson stated he would have to investigate if this was <br />completed previously. <br />Commissioner Klebsch requested staff correct the spelling of liquids on the Resolution. <br />MOTION/SECOND: Chair Stevenson/Commissioner Rundle. To approve Resolution 1063-16, <br />a Resolution Recommending Approval of a Conditional Use Permit for the Storage of <br />Flammable Liquids over 800 Gallons Above Ground; Planning Case No. MU2016-003. <br />Ayes — 7 Nays — 0 Motion carried <br />6. Other Planning Activity <br />None. <br />Reports <br />A. Upcoming Planning Cases & Activity <br />Planner Sevald discussed the new plans for Crossroad Pointe with the Commission. It was noted <br />this property was approximately 4 acres in size, between the two properties. Further discussion <br />ensued regarding a potential pocket neighborhood for this site. <br />
