Resolution 975-13 <br />Page 2 <br />1. The general intent of the Zoning Code regarding a limit on the amount of driveways <br />and curb cuts is for aesthetics and for safety by reducing the number of vehicle <br />entry points onto a street. <br />2. The variance could be consistent with the Comprehensive Plan in that keeping the <br />second driveway allows the property to better fit the home owners physical needs. <br />3. The applicants are requesting this variance because the second driveway has <br />existed for many years and one of the property owners has mobility difficulties and <br />uses this second driveway regularly since it is much closer to the house than the <br />garage. <br />4. The unique feature of this property is that a variance was approved for this second <br />driveway to be installed initially for the previous owner's health reasons, but had the <br />unusual condition of a time limit. The current residents want to keep the second <br />driveway for their health and mobility difficulties. <br />5. The second driveway has been in the same location for many years, so there will be <br />no change to the existing character of the neighborhood. <br />6. The variance to allow the second driveway is the minimum variance required since <br />that is what currently exists. <br />The Planning Commission may impose conditions upon the premises as may be <br />necessary to comply with city standards and to minimize the effect of such variance <br />upon other properties in the neighborhood. <br />NOW, THEREFORE, BE IT FINALLY RESOLVED, the Mounds View Planning <br />Commission, based upon the above findings, approvesthe variance request of Colvert and <br />Theresa People, property owners of 7900 Greenfield Avenue, to allow the second driveway <br />to remain indefinitely. <br />Adopted this 20th day of March, 2013. <br />Gary Stevenson, Chair <br />ATTEST: <br />James Ericson, City Administrator <br />(SEAL) <br />
