Holiday Produce Cup <br />Resolution 5352 <br />July 21, 1999 <br />Page 4 <br />It is not expected that this use will draw significant customers on its own. The majority of <br />its customer base will be those people already at the Holiday store for gas or other <br />conveniences. As such, it would not be expected that this use would cause traffic hazards <br />or congestion. <br />(8) Adequate utilities, access roads, drainage and necessary facilities have been or will be <br />provided. <br />The use would be located adjacent to the parking lot of the Holiday Stationstore which is <br />served by Highway 10 and Silver lake Road. All of the infrastructure serving this site are <br />installed and provided --no additional infrastructure will be needed to accommodate this <br />use. <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council <br />approves the conditional use permit for a produce stand at the Holiday Stationstore located at <br />2732 Highway 10, with the following stipulations: <br />The facility shall be allowed to operate from July 1 to October 31 of each year. <br />2. The produce stand shall operate only between dawn and dusk hours. <br />Signage shall be allowed only as affixed to the stand and/or roof. <br />4. Lighting for the use shall be supplied by existing parking lot standards. <br />5. The applicant shall provide the following on an annual basis to the Director of <br />Community Development: <br />a. Letter of permission from property owner. <br />b. Complete set of site plans <br />C. Narrative description of the proposal. <br />6. This Conditional Use Permit may be reviewed by the Planning Commission and <br />City Council if any problems develop or if there are any changes to the operation <br />deemed substantial enough to warrant such review, in the estimation of the <br />Director of Community Development or the City Council. <br />7. The applicant shall record the resolution of approval with Ramsey County within <br />60 days of final approval, providing proof of such recordation with the City, or this <br />resolution shall be considered null and void. <br />BE IT FURTHER RESOLVED that this Conditional Use Permit shall have no <br />expiration date and shall remain in force so long as the conditions agreed upon herein are <br />observed. <br />
