Item 01
Page 2
If Kwik Trip is chosen, this would reduce the size of the apartments from 135 -units to 63 -units.
Assumedly, this would also reduce the amenities offered. The Council should discuss with
the developer the trade-off of choosing one project over another.
From a zoning perspective, the project will require:
- Rezoning from B-3 Highway Business to PUD Planned Unit Development
- CUP for a PUD
- Major Subdivision
- Vacation of portion of Greenfield Ave.
PUD's offer flexibility from zoning regulations in return for a higher quality project that goes
above & beyond the minimum requirements of the City Code. The Council should discuss
with the developer what the Council's expectations are for "higher quality".
Recommendation:
The Council is requested to consider INH Properties proposals for Crossroad Pointe, and to
provide direction on which of the two options to pursue.
Respectfully submitted,
Brian Beeman, MPA
Business Development Coordinator
Attachments:
Presentation
Jon Sevald, AICP
City Planner / Supervisor
