MSP Assisted Living Senior Residential Facility <br /> Planning Case 559-99 <br /> November 15, 1999 <br /> Page 3 <br /> Lighting: <br /> The parking lot will be illuminated by four light standards, each 21 feet tall with hooded 350-watt <br /> bulbs directed toward the lot. The entrance canopy will have six recessed 70-watt reflector bulbs <br /> and the side entrance will have two bollard-type lights along the sidewalk. (The applicant has <br /> provided lighting specs for the fixtures proposed, included with this report.) No other lighting is <br /> proposed. The Lighting plan and photometric analysis date-stamped 10/8/99 (not included) <br /> showed that the footcandle readings are all within the required limits. Staff will have on hand a <br /> copy of the lighting plan and photometric analysis at your meeting. <br /> General Site Plan Issues <br /> The site plan shows the proposed location for the dumpster area--noted only as"trash". Included <br /> with this report, separate from the site plans, is a more detailed illustration which shows the <br /> construction details of the enclosure. <br /> Recommendation: <br /> Given the fact that this project meets all dimensional criteria and requirements and that there are <br /> no outstanding or unresolved issues, and considering the Planning Commission's recommendation <br /> of approval, staff is recommending that the Council approve this development review request for <br /> MSP Real Estate.
