PROPOSED SCOPE OF SERVICES <br /> It is our understanding that three separate cost projections are required for three different <br /> assessment options. The three options include the following: <br /> 1. A Phase I Environmental Site Assessment of the Rent All property; <br /> 2. A Phase I and Phase II Environmental Site Assessment of the Rent All property; <br /> 3. A Phase I Environmental Site Assessment of all seven parcels (totaling approximately <br /> 10.81 acres). <br /> The applicable scopes of work for a Phase I and a Phase II Environmental Site Assessment are <br /> described below: <br /> Phase I Environmental Site Assessment <br /> The Phase I Environmental Site Assessment will be conducted in accordance with ASTM <br /> Standard Practice E 1527-97, which is an industry standard defining good commercial and <br /> customary practice for conducting an Environmental Site Assessment. The purpose of this <br /> assessment will be to identify recognized environmental conditions relating to the subject <br /> property as defined by the ASTM Standard. <br /> Federal and state records will be obtained from appropriate government agencies or <br /> commercial services to check if the subject property or other sites within ASTM specified <br /> search distances are identified in connection with the potential release of hazardous substances <br /> or petroleum products. Geologic maps and publications will be reviewed to interpret surficial <br /> geologic, hydrologic and groundwater flow conditions on and near the property. PEER will <br /> evaluate the significance of any government listing found, with respect to potential <br /> environmental impacts to the subject property, based on the nature of the listing and estimated <br /> hydrogeologic conditions. <br /> Historical research will be performed to evaluate past land use activities on and near the <br /> property. Standard sources of information include readily available aerial photographs, <br /> Sanborn Fire Insurance maps, and city directories. PEER will evaluate the available historical <br /> information with respect to the presence or likely presence of recognized environmental <br /> conditions on the property. <br /> A site reconnaissance will be performed to visually and physically observe the property. Any <br /> evidence of the past or current use, treatment, storage, disposal or generation of ha7nrdous <br /> substances and petroleum products will be documented. Current and past uses of adjoining <br /> properties will be observed and documented with respect to recogi7ed environmental <br /> conditions to the extent that observations from the subject property or public corridors can <br /> readily distinguish adjoining site features. Observations will be made to identify building <br /> materials that may contain asbestos. <br />
