Topography and Soil Conditions
We do not plan on significantly modifying the topography. We assume that soil conditions will be
acceptable for the construction of the commercial building.
Density
Issues of density have been addressed elsewhere in this statement, however, the improvements cover
less than 11% of the site area. Typically, retail developments can have 20-25% site coverage.
Impact on Traffic Circulation
We have ordered a traffic study for the proposed development. We shall forward it to the City as
soon as it is available.
Impact on Drainage
We have not yet employed the services of a civil engineer, however, with the level of density
achieved on this site,we feel that drainage, storm water detention issues, and related issues, should
not be an issue. Additionally,we feel that we could accommodate the storm water of the adjacent
residential parcels on our site.
Availability of Utilities!Undergrounding
We have not yet explored the availability of utilities, but given the location.of County Road I and
Highway 10 and the adjacent developments, we feel confident that utilities will be available,
adequately sized. All utilities on the site shall be underground.
= Phasing
This project will not be phased, it will all be developed simultaneously.
•
•
-6-
