Topography and Soil Conditions <br /> We do not plan on significantly modifying the topography. We assume that soil conditions will be <br /> acceptable for the construction of the commercial building. <br /> Density <br /> Issues of density have been addressed elsewhere in this statement,however,the improvements cover <br /> less than 11% of the site area. Typically, retail developments can have 20-25% site coverage. <br /> Impact on Traffic Circulation <br /> We have ordered a traffic study for the proposed development. We shall forward it to the City as <br /> soon as it is available. <br /> Impact on Drainage <br /> We have not yet employed the services of a civil engineer, however, with the level of density <br /> achieved on this site,we feel that drainage,storm water detention issues, and related issues, should <br /> not be an issue. Additionally,we feel that we could accommodate the storm water of the adjacent <br /> residential parcels on our site. <br /> Availability of Utilities!Undergrounding <br /> We have not yet explored the availability of utilities, but given the location.of County Road I and <br /> Highway 10 and the adjacent developments, we feel confident that utilities will be available, <br /> adequately sized.
