J, , . 1 M:tiiiyr:rvUAL <br /> January 13, 1998 <br /> TO: Chuck Whiting <br /> FROM: Tim Dunnwald <br /> RE: Belrae Ballroom Roof <br /> I have been asked to provide you with any information I have on the roof <br /> repairs on the Belrae Ballroom. <br /> On June 3, 1997 at our pre-bid walk through we noticed water damage on the <br /> ceiling tile and some evidence of water on the floor. <br /> On June 27, 1997 a contractor repaired the roof where the old rooftop units <br /> were removed. I asked the contractor to track down three roof leaks that we <br /> could see. <br /> On June 28, 1997 the contractor found three possible leaking areas of the <br /> membrane. We were informed there was glass under the gravel and that was the <br /> likely reason for the leaks, He was told to repair the leaks. <br /> On June 30, 1997 while the roofer was onsite to repair the three leaks in the <br /> membrane, he found an area over the daycare that was deteriorated. It was the <br /> roofer's opinion that this deterioration was caused by oil from an old rooftop <br /> compressor that had been serviced in the past, He was told to repair the <br /> damage. <br /> On July 23, 1997 the roofer was asked to repair two new leaks over the daycare <br /> area. <br /> On October 10, 1997 I had a meeting with a representative from Carlisle Roof <br /> and Tim Pitman. The rep thought the roof and roof flashings were in very good <br /> condition. We scraped some of the gravel back and found additional glass <br /> fragments. When we asked for a possible solution, he suggested the only <br /> solution would be to replace the roof. He thought it would be possible to <br /> replace just the field and not the flashings, but also said that if we <br /> selected this solution we would not have a warranty on the roof. I relayed <br /> this information to Cathy Bennett and decided to look at roof replacement in <br /> Phase II of the renovation. <br /> Please let me know if I can provide further information or be of help to you. <br />
