This can be seen <br /> in Exhibit 1 to Resolution 5236. The applicant is willing to revise the plans to show this <br /> reconfiguration of the parking area, yet was unable to provide Council with a redraft at the time <br /> this report was drafted. The plans will be completed prior to your meeting. <br /> Zoning Code Amendment: <br /> The zoning for this site is B-3, Business Commercial, which does not allow a bowling alley as a <br /> permitted or conditional use. It is not until the B-4, Regional Business district, that bowling alleys <br /> becomes an allowed use. Staff has prepared Ordinance 617 that would amend the zoning code to <br /> allow bowling alleys as a permitted use within the B-3 zoning district, thereby eliminating the <br /> Mermaid's status as a non-conforming use. Staff feels that the B-3 designation would be <br /> appropriate, based upon other allowed uses within this district, such as amusement centers, hotels, <br /> restaurants and bars, and commercial recreation uses, all of which describe (or potentially <br /> describe) the Mermaid facility. <br /> Recommendation: <br /> Approve Resolution No. 5236, a resolution approving the development review requested by the <br /> Mermaid Entertainment Center, with stipulations. <br /> James Ericson, Planning Associate <br /> Attachments: <br /> 1.
