Buyers obtaining from the City of Mounds View approval of their <br /> application for a Minor Subdivision. <br /> 2. Approval by the County of Ramsey including but not limited to <br /> acceptance for recording of the Warranty Deed from Seller to <br /> Buyers, acceptance of the Minor Subdivision and any and all <br /> documents that may be necessary for Buyers to divide their <br /> property at 3025 County Road H in to two iota. <br /> 3. Payment of the purchase price set forth on page I shall be <br /> required only upon the successful sale and closing of the <br /> lot identified as Parcel A on the Sketch Plan prepared by <br /> � <br /> RobertyB. Sikich of Pioneer Engineering attached hereto as <br /> EXIMibit A. <br /> 4. Seiler conveying to Buyers clear and unemaunbered title to the <br /> property free of any liens, mortgages, claims of an interest or <br /> title by others, encumbrances or other matters that adversely <br /> affect the marketability of the title to the property to be <br /> transferred. <br /> S.
