RESOLUTION NO. 5247 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION APPROVING A MINOR SUBDIVISION OF <br /> 3025 COUNTY ROAD H FOR DUANE AND NANCY PETERSON, <br /> MOUNDS VIEW PLANNING CASE NO. 527-98 <br /> WHEREAS, Duane and Nancy Peterson have requested approval for a minor subdivision <br /> dividing their property located at 3025 County Road H, property zoned R-1, Single Family <br /> Residential, legally described as follows: <br /> The West 225.0 Feet of Lot 75, Knollwood Park, Ramsey County <br /> WHEREAS, the applicants have entered into an agreement with the neighboring property <br /> owner to the east to purchase an additional 10.0 feet of land so as to make subdivided Parcel B a <br /> conforming lot with regard to the minimum lot size of 11,000 square feet; and, <br /> WHEREAS, the two lots created by this minor subdivision, Parcel A(the western half) <br /> and Parcel B (the eastern half with the existing home)would be legally described as follows: <br /> Parcel A: The West 125.0 Feet of Lot 75, Knollwood Park, Ramsey County <br /> Parcel B: The East 110 Feet of the West 235.0 Feet of Lot 75, Knollwood Park, <br /> Ramsey County <br /> WHEREAS, the Mounds View City Council has reviewed the applicant's request for a <br /> minor subdivision and has determined that it is in conformance with Chapters 1104, 1201, and <br /> 1202 of the Municipal Code; and <br /> WHEREAS, the applicant has submitted a Certificate and Plat of Survey for the above <br /> described property; and, <br /> WHEREAS, all subdivisions of land are subject to park dedication requirements as <br /> indicated in Section 1204.02 of the Municipal Code; and, <br /> WHEREAS, the Mounds View Planning Commission has recommended approval of this <br /> minor subdivision in Resolution No. 549-98. <br /> NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council approves <br /> the minor subdivision request made by Duane and Nancy Peterson, of 3025 County Road H, <br /> contingent upon the following: <br />
