Planning Case No. 529-98 <br /> Medrud&Jordan CUP <br /> June 18, 1998 <br /> Page 3 <br /> (7) The use will not cause traffic hazards or congestion. <br /> (8) Adequate utilities, access roads, drainage and necessary facilities have been or will <br /> be provided. <br /> The conversion of the garage to a storage shed will not create a greater impact on existing <br /> public facilities or services, on utilities or access roads, nor will it create an increase in <br /> traffic on adjacent streets. There will be no increase in runoff from the shed above which <br /> is currently generated. <br /> (2) The use will be sufficiently compatible or separated by distance or screening from <br /> adjacent residentially zoned or used land so that existing homes will not be <br /> depreciated in value and there will be no deterrence to development of vacant land. <br /> (3) The structure and site shall have an appearance that will not have an adverse effect <br /> upon adjacent residential properties. <br /> The location of the garage/shed behind the home will hide it from general public view. <br /> The structure will be in full view of the adjoining properties, although this is already the <br /> case. <br /> (4) The use, in the opinion of the City Council, is reasonably related to the overall <br /> needs of the City and to the existing land use. <br /> (5) The use is consistent with the purposes of the Zoning Code and the purposes of <br /> the zoning district in which the applicant intends to locate the proposed use. <br /> (6) The use is not in conflict with the Comprehensive Plan of the City. <br /> Sheds and out-buildings are typical uses in residential areas, and allow for the storage of <br /> yard and garden equipment . Having this shed will allow for the property owners to store <br /> items, currently left outside, within a secure and protected structure. <br /> Staff believes that the adverse affects of this development proposal are minimal and are far out- <br /> weighed by the overall benefits. <br /> Recommendation: <br /> Staff and the Planning Commission recommend approval of Resolution No. 5242, a resolution <br /> approving a conditional use permit for Leonard Medrud and Arthur Jordan, to allow for a 280 <br /> square-foot oversized shed at 2085 Oakwood Drive, with stipulations. <br /> 01-6,Arvla EiltAA-Vh <br /> James Ericson, Planning Associate <br /> N:\data\groups\comdev\devcases\529-98\shed-cup.cc l n <br />
