Accessory buildings shall not be allowed in the front yard. <br /> 1106.03, Subd. ld: No garage shall exceed 864 square feet except by CUP. <br /> 1106.03, Subd. lh: The combined square footage for all accessory buildings on a lot shall not occupy <br /> more than 25% of the rear yard. <br /> 1106.04. Subd.6: The combined square footage of all accessory buildings on one lot cannot exceed <br /> 1,264 square feet; if the garage square footage is greater than 1,000 square feet, no other accessory <br /> building shall be allowed, the garage width cannot exceed 35 feet nor allow for more than three <br /> vehicle access. <br /> Background: <br /> 2185 Pinewood Drive is located at the corner of Pinewood Drive and Quincy Street,just north of <br /> County Road I. The property is approximately 16,000 square feet. Presently there is a small, <br /> one-story residence and a detached single-car garage on the corner lot. The applicant had <br /> requested a similar CUP in 1997, but chose to withdraw her request before action was taken by <br /> the City Council. The current request is for a 1,008 square foot detached garage, 24 feet by 42 <br /> feet, to be located 13 feet from the house and 13 feet from the west property line. The garage <br /> would be set back further on the property than the house. <br /> Recently the City Council adopted Ordinance 620 which changed some of the dimension <br /> requirements pertaining to garages. Because the application was submitted before the ordinance <br /> went into effect (September 4, 1998), this request will be judged based on the previous guidelines <br /> and requirements. <br />
