Bellamy CUP Request <br /> 2185 Pinewood Drive <br /> August 19, 1998 <br /> Page 3 <br /> (3) "The structure and site shall have an appearance that will not have an adverse effect <br /> upon adjacent residential properties." <br /> Depending upon one's interpretation of the request in terms of the"intensity" of the proposed <br /> garage in comparison to the existing home and neighboring homes, the proposal may be in conflict <br /> with the two above-noted criteria. Staffs concern with this proposal is the size of the garage <br /> (1,008 sf) in comparison to the house (682 sf) The width of the garage from the street view, <br /> however, is similar to the house. The bulk of the garage will not be seen from the street. In <br /> addition, it is desirable from a community perspective to have property owners improve their <br /> properties with garages since the properties are then usually kept in better order. <br /> Planning Commission Action <br /> At their meeting on September 2, 1998, the Planning Commission voted to recommend approval <br /> of this CUP request, after lengthy discussion. The Commission's primary concern was rooted in <br /> the fact that the garage would be significantly larger than the house. The structure map that was <br /> included with the report (and is attached herein) demonstrated that other properties in close <br /> proximity to the subject property had garages of similar sized proportions. Given the screening of <br /> the garage from street view by the house, privacy fencing and extensive tree cover and the <br /> benefits of interior storage of vehicles and other items, the Commission felt that the benefits <br /> outweighed the negatives of having such a large garage, proportionally speaking. The applicant <br /> indicated that they are planning on expanding the house in the future, which would lessen the <br /> disproportion between the two structures. <br /> Recommendation: <br /> Approval Resolution No. 5263, a resolution approving a Conditional Use Permit for an over-sized <br /> garage as requested by Tammy Bellamy, 2185 Pinewood Drive. <br /> James Ericson <br /> Attachments: Planning Application <br /> Zoning Map <br /> Site Plans <br /> Structure Map <br /> N:\DATA\GROUPS\COMDEV\DEVCAS ES\531-9 8\218 5 PINE.CC 1 <br />
