The Developer is the fee owner of certain real estate located in Ramsey County. <br /> Minnesota.legally described as <br /> The southwest 14 of the northwest 1/a of Section 8, Township 30. Range 23, lying <br /> southwesterly of State Trunk Highway No. 10-62. according to the United States <br /> Government Survey thereof and situate in Ramsey County. Minnesota, and all that part of <br /> the northwest 14 of the northwest rh of Section 8. Township 30, Range 23. lying <br /> southwesterly of State Trunk Highway No. I0, according to the United States Government <br /> Survey thereof and situate in Ramsey County,Minnesota. <br /> (hereinafter referred to as the "Property"). <br /> B. The Developer shall construct on the Property improvements consistent with the <br /> approved site plan dated May 11, 1998 and approved by the City Council on May 11. 1998. which <br /> involves the construction of a 2160 seat 15 screen movie theater.three (3) 11.000 square foot office <br /> buildings.a 5.000 square foot restaurant,and a 6.400 square foot retail/restaurant building. <br /> C. The Developer has requested that the City appmve the issuance of building permits <br /> ("Permit")for this project. <br /> D. As a prerequisite to the approval of the Permit the City Council requires the <br /> Developer to agree to the construction of certain public improvements pursuant to this Agreement <br /> for the orderly development of the Property. <br /> E.
