Task 2: Parcel Inventory and Data Collection <br /> • <br /> Objective: To identify, quantify and qualify existing developments and , cel <br /> information in order to understand activities within the corridor and to enable <br /> compilation of individual parcel characteristics. <br /> Discussion: A parcel-by-parcel review of the quantifiable and quality measures of <br /> • properties within the corridor study area provides much of the baseline <br /> information that is necessary to advance to the identification of issues, <br /> opportunities and constraints within the corridor. <br /> Task Products: <br /> • Parcel inventory of quantifiable characteristics including lot area, assessed <br /> value, st uction,zoning and comprehensive plan designations. <br /> a Parcel inventory of quality measures including infrastructure characteristics, <br /> amenities, access, visibility and visual impact, natural features and location. <br /> U�I. <br /> r� Client responsibility: The City of Mounds View will make available to the 1110 <br /> C'I" Y <br /> consultant team any parcel information including assessed..�roperty.�-value-s;'pubhc <br /> \y��ii�iprovementsyandybuilding per aiiforma!l hand similar baseline information <br /> that will facilitate the timely completion of this task. <br /> • <br /> Task 3: Corridor Systems Analysis: Issues, Opportunities and <br /> Constraints <br /> Objective: To identify issues, opportunities and constraints within the corridor <br /> based upon the area's natural resource base, property ownership patterns, fixed <br /> developments, property characteristics, infrastructure and other considerations. <br /> Discussion: Activities within this task will serve to reduce or synthesize the <br /> baseline information into a concise list of issues, opportunities and constraints <br /> presented by the study area's physical, legal and cultural characteristics. Based <br /> upon this compilation of information, real issues in contrast to perceived issues• <br /> will be identified for additional analysis and resolution.
