The property is currently undeveloped, and is zoned R-1, Single <br /> Family Residential. Section 1106.06, of the Municipal Code requires a conditional use permit for garages <br /> exceeding 864 square feet in R-1 Zoning Districts. <br /> The proposed garage is in conformance with all applicable zoning regulations. The applicants have been made <br /> aware that no other accessory buildings (for example, a shed) may be located on the property if this request is <br /> approved. <br /> The Planning Commission considered this request and recommended approval in Planning Commission <br /> Resolution No. 451-96. When considering this item at the Agenda Meeting, the Planning Commission <br /> requested the applicants ensure their proposed construction was located outside any easements on the <br /> property. In the site plan attached, the Clochi'e's have worked with Staff to locate a five foot utility easement <br /> lying along the south side of the property, and a five foot utility easement lying within the required ten foot <br /> setback along the north side of the property.
