Board of Equalization <br /> Please find the enclosed application papers and the attached pictures associated with <br /> residential property at 6929 Pleasant View Drive, Mounds View. I will start out by saying I wo <br /> agree with your assessment of the property value IF I could pick up the house and move it 1 <br /> ( one ) mile in any direction. <br /> We all know that the value of housing is produced by the three "L's", Location, Location, <br /> Location. The location of this property is in a neighborhood that was built in the 1940's and early <br /> 1950's. This home IS NOT located in or near the newer developments in the City of Mounds <br /> View. There are several of the homes/garages on this block that if the City of Mounds View / <br /> County of Ramsey had any foresight would condemn, one of which is presently an empty home <br /> and right next door (see photos #1 thru #4). The home has only a crawl space for the furnace <br /> and water heater, no basement, the shakes are falling off and the shingles are all curled up, <br /> broken windows and much dry rot. Any person or family that could "afford" that house would <br /> probably not have enough money to make the necessary improvements, etc. to bring the home <br /> "up to code". Another of the properties on this block, 4 houses down from me, (See photos #5 <br /> and #6) has asbestos shakes that are falling off and is approximately a 14 x 18 foot home with <br /> the only bathroom facilities in the basement, down steep stairs. Most of the residents on this <br /> block don't know what a paint brush looks like (see photos#8 &#9), again I can't believe the city <br /> can't do something about this. Yet another property has several cars/trucks parked in the back <br /> yard and 4 -5 in the front yard. And yes, I have talked to the city more than once. Nine of t <br /> sixteen driveways on this block are and always have been, dirt/gravel. <br /> My garage was built out of an existing barn on the property and is approximately 50 - 60 <br /> years old, just the fact that masonite siding on it allows it to no longer resemble a barn, you can <br /> go inside and still see the location of the old swing door (see beam photo #12). <br /> I am asking you to please reduce the tax base/market value of this home. Housing with as <br /> much "not going for it " from a neighborhood standpoint is not going to fetch the kind of dollar <br /> value you folks are putting on this property. If I really thought I could get that amount for this <br /> house, I would sell tomorrow and move to a much better neighborhood. <br /> As the enclosed market analysis shows, this house would list for only $110,000, mostly <br /> because of location, which is the "prize" of all properties. And we all know that listing price and <br /> selling price are not always at the same place.
