The applicant has not demonstrated that the proposed house plan (plan dated May <br />10, 2016) is the only house plan that could be built on the lot, and therefore has not <br />exhausted all possibilities for fitting a single-family home on the lot without <br />encroaching into the private drainage easement, and in compliance with the <br />minimum Floor Area Per Dwelling requirements (City Code, Chapter 1100, Section <br />1104.02); <br /> <br />Subd. 4. Minimum Floor Area Per Dwelling Unit: <br /> <br />a.
