INarrative from Applicant <br />Charles Pelton <br />8312 Red Oak Drive <br />Mounds View, Minnesota 55112 <br />Heidi Hellar <br />Planning Associate <br />City of Mounds View Planning Commission <br />2401 County Road 10 <br />Mounds View, Minnesota 55112 <br />Dear Mrs. Hellar, <br />I wish to apply for both a Variance and a Conditional Use permit for an <br />upcoming construction project at my property located at 8312 Red Oak <br />Drive in Mounds View Minnesota. <br />My plan is to remodel the house, incorporating the entire existing <br />garage footprint into the house. This will add approximately 916 of <br />finished square feet to the structure. <br />In addition I am proposing to add on to the existing driveway and to <br />build a new oversized detached garage structure on the back lot on my <br />property. The total proposed size of the detached garage would be <br />30 feet * 60 feet = 1800 square feet. <br />I will have no choice but to locate the new garage structure on the <br />back of the lot because there is no other location on the lot that is <br />suitable to build the structure due to the city codes, property lines, set <br />backs and easements on the property. <br />My plans are to commence with this project as soon a City of Mounds <br />View grants their approval, and it should be substantially completed in <br />approximately 1 year's time. <br />I wish to apply for a Conditional Use Permit to build an oversized <br />detached garage structure on the rear portion of my lot, <br />pgcre f of 9. <br />
