Resolution 8274 <br />Page 2 <br /> <br /> <br />WHEREAS, the Planning Commission has held a duly noticed public hearing for the <br />subdivision and Comprehensive Plan amendment on July 2, 2014; and, <br /> <br />WHEREAS, the City Council has held a duly noticed public hearing for the subdivision <br />and Comprehensive Plan amendment on July 14, 2014; and, <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission <br />recommends approval of the Preliminary Plat for Anna Place and Comprehensive Plan <br />amendments submitted by Terry Buchanan, Kayak Remodeling & Redevelopment, subject to <br />the following conditions: <br /> <br />1. The Comprehensive Plan amendment will only be effective upon completion of the <br />subdivision. <br /> <br />2. The applicant shall pay a $___________ park dedication fee, as determined by the <br />City Council. <br /> <br />3. The applicant shall obtain permits, if required, from Rice Creek Watershed District, <br />the Minnesota Pollution Control Agency, and the City of Mounds View before <br />construction activity commences. <br /> <br />4. All utilities within the development area and to the individual home sites shall be <br />located underground. <br /> <br />5. The applicant shall enter into various agreements with the City including (but not <br />limited to) a Developers Agreement. <br /> <br />6.
