1. Commercial building of approximately 17,000 square feet with associated parking <br />lot and access drives. <br /> <br />2. Site preparation for proposed building, parking lot, and access drives involving <br />tree removals, grading, drainage, earthwork, and turf establishment. <br /> <br />3. Water and sanitary sewer utilities to serve the proposed commercial building <br />needs involving trenching, piping, appurtenances, and connections to utilities constructed <br />under Public Improvements. <br /> <br />4. Stormwater conveyance, ponding, and treatment systems involving storm sewer <br />piping, drainage structures, and other stormwater management facilities for rate control and <br />treatment of stormwater runoff. <br /> <br />5. Landscaping for the development site involving planting and establishment of <br />trees, shrubs, plants, turf, and other vegetation. <br /> <br />6. Iron monuments shall be placed under the direction of a Professional Land <br />Surveyor licensed by the State of Minnesota at all lot and block corners and at all other angle <br />points on boundary lines. Monuments shall be installed after all major grading is complete <br />and marked with a fence post in order to preserve the lot markers for use by future property <br />owners. <br /> <br />7. Remove all abandoned structures, dead and dying trees, unsightly and invasive <br />vegetation, and all other debris from the development site. <br /> <br />C. General Requirements for Constructing Improvements: The Developer and its agents <br />at Developer’s expense must meet the following requirements during construction of the <br />improvements. <br /> <br />1. Install, maintain, and inspect sediment and erosion control devices in accordance <br />with the Plans, City Standards, and regulatory requirements. Assign qualified person <br />responsible for overseeing site management of sediment and erosion control during <br />construction duration. Provide records of inspection and maintenance to City when <br />requested. Remove all sediment and erosion control devices upon site establishment. <br /> <br />2. All public streets and private driveways shall remain open and unobstructed <br />during construction duration. Traffic control shall be in-place to warn motorists of any <br />hazards. Employ measures to protect street pavement and curbing from damage, including <br />limiting the number of access points from the street to the site. Street pavements and curbs <br />shall be maintained and free of dirt and debris at the end of each day and prior to significant <br />rainfall events. Streets shall be swept within 24 hours after notification by City. The City <br />may perform street sweeping at Developer’s expense in the event that streets are not swept <br />within this time constraint. <br /> <br /> <br /> <br />7 <br />
