Item No: 7C <br />Meeting Date: July 28, 2014 <br />Type of Business: Council Business <br />Administrator Review: ________ <br /> <br />City of Mounds View Staff Report <br />To Honorable Mayor and City Council <br />From: Heidi Heller, Planning Associate <br />Item Title/Subject: Resolution 8275, Approval of a Developer’s Agreement for <br />Longview Estates, Developed by EICHI, Inc., <br /> 5173 Longview Drive; Planning Case MA2014-001 <br /> <br /> <br />Introduction: <br />Marty Harstad, representing Eichi, Inc. is subdividing the vacant land known as Longview <br />Estates into 10 residential lots. This 7.14 acre parcel is on the west side of Longview Drive <br />between County Road H2 and Woodale Drive. <br /> <br />Discussion: <br />Mr. Harstad will be doing the land preparation and soil correction for the 10 building sites. As <br />with all developments, the City requires a “Developer’s Agreement” which has specific <br />requirements for each development that is occurring. This agreement will be between the City <br />and EICHI, Inc., represented by Marty Harstad. The home builder will not be subject to this or <br />any other developer’s agreement. <br /> <br />This agreement has requirements for a typical financial guarantee, along with a restoration <br />security deposit for any damage done to public infrastructure (streets, utilities, etc.). <br /> <br />Recommendation: <br />Review the proposed Developer’s Agreement.
