The
centers 33 rolling acres offer an
outstanding, ready -to -build campus
environment for today's business, in one
of the metro area's most convenient and
desirable locations. -
Leslie Jewett, leasing manager for the
sites developer, MEPC, calls the Fridley
Executive Center "one of the best close -
in spots left in the Twin Cities area."
The Fridley Executive Center's high -
visibility location offers unmatched
accessibility to every part of the Twin
Cities metropolitan area. More than
100,000 cars pass by the center each
day. It is less than 15 minutes by
"FL -Ability is the keys .
word have. Fridley's
business climate 83
wonderful and the city
b knuking this site
available to us in many
different aspects so we
cora occoa mod€ate the
many prospects out in
the market right now."
—Eadie Jowett
. MEPC
freeway from downtown Minneapolis;
25 minutes from St. Paul, and 30
minutes from the Minneapolis/St. Paul
International Airport. Interstate 35-W
lies just three miles to the east, Highway
10 just three miles north.
The Fridley Executive Center is the
focal point of an extensive
redevelopment program planned by Ike
--.Fridley Housing and Redevelopment
Authority. The HRA is
committed to using its
available tax increment
resources to assist
potential corporate users
in the development of the
site.
According to Jowett,
"Flexibility is the Ivey
word here. Fridleys
business climate is
wonderful, and the city is
making this site available
to us in many different,
aspects so we can
accommodate the many
prospects out in the
market right now. There
are a number of site
designs already
completed that are suited
to the needs of different types of
corporations, and more can be
prepared, if needed."
Thoughtfully designed and carefully
landscaped, the Fridley Executive
Center offers a secure park -like setting,
complete with jogging trails, bike paths,
picnic areas, mature trees, and
unspoiled natural green space. Gently
curving service roads, already in place,
facilitate. easy movement throughout'the
site.
In anticipation of future
development, sewer and water lines
hove already been installed and paid
for by the Fridley Housing and
Redevelopment Authority. Detention
ponds have also been constructed to
accept sformwater run-off.
The Fridley Executive Center features
remarkable views: from the downtown
Minneapolis skyline in the south to
scenic Moore Lake in the north. Lake
Pointe Drive, which serves the site here
Highway 65/Cenfral Avenue
Northeast, is already lined with a
boulevard of fall ash trees, and a "
heavily landscaped buffer strip stretches
the length of ]he northern edge of the
property. The grounds are maintained
by an extensive underground irrigation
system, already installed and operating.
In addition, the Highway 65/Lake
Pointe Drive/Cenfral Avenue
Improvement Project will soon provide
dramatically improved access to
Fridley's premier business park.
Fridley received federal funding this
year to initiate the reconstruction of the
Highway 65 intersection at Lake Pointe
Drive. Traffic volumes in [be area made
it necessary to reconstruct the
intersection and provide additional
lanes. Plans include new traffic signals,
turn lanes, and a pathway to be
installed along Central Avenue so [hat
biking/walking enthusiasts can easily
travel from Lake Pointe Drive to Moore
Lake Park, one of the city's foremost
recreational areas.
J/' '
V 1
W IIt"UNATIONAL
AIRPORT
