Coventry Senior Living of Mounds View Planned Unit Development <br />Coventry Senior Living of Mounds View PUD Narrative Mounds View Planning Case MU2010-001 <br />Page 6 <br /> <br />19. Fire Protection <br /> <br />A new hydrant, lead and gate valve are required to be located near the proposed north access to <br />the site from County Road 10 or the north end of the parking lot. The entire building is required <br />to have a fire sprinkler system. The design of the access points and placement of on-site fire <br />hydrants shall be determined at the time of the final plan, and shall be approved by the Blaine- <br />Spring Lake Park-Mounds View Fire Department. The requirements of the Fire Department and <br />Fire Marshal shall be met before the issuance of any use and occupancy permits on the property. <br /> <br />20. Undergrounding of Utilities; Utility Design <br /> <br />All existing utilities within the site boundaries and any additional utility lines installed in <br />conjunction with this development shall be relocated and installed underground. Existing utilities <br />shall be placed underground concurrent with the installation of new utilities. <br /> <br />Development in this PUD shall connect to public water, sewer and storm sewer systems. The <br />City Engineer and Director of Public Works shall review and approve the final utility plan before <br />any grading or building permits can be issued for this development. All stormwater, street and <br />utility improvements that serve the development will be privately owned and maintained with the <br />exception of the City-owned water main that crosses the property. <br /> <br />21. Amendments <br /> <br />In the event that changes are proposed to this document that do not alter the overall intent or <br />design of the PUD, they shall be made in writing, approved and executed by all parties and <br />attached as amendments to this PUD Narrative document. If, in the opinion of the City <br />Administrator, changes are proposed that substantially deviate from the focus and scope of this <br />approved PUD, the proposed amendment shall require City Council approval. <br /> <br />22. Developers Agreement <br /> <br />The Developer shall execute a Developers Agreement, that specifies the on-site and off-site <br />improvements to be constructed and shall require that the Developer guarantee such <br />improvements through letter of credit or surety bond as approved by the City Administrator. <br /> <br />The Developer shall have the Developers Agreement, this PUD document, all resolutions and <br />ordinances associated with the Coventry Senior Living of Mounds View PUD recorded with <br />Ramsey County and shall provide proof of such recordation to the City Administrator.
