March, 0, 1997
Edward and Laurie Trettel •
740 I Park View Drive
Mads View MN 55112
Duane McCarty, Mayor
City of Mounds View
2400 Highway 10
Mounds View MN 55112
I
Dear Mayor McCarty:
We wanted to write you regarding our concerns with the development of the O'Neil property, particularly rezoning the
parcel from B-1 R-2 to a mixed use PUD designation.
Before that, we'd like to say that we've found you to be a fair and open minded mayor, and we support your
conservative fiscal policies for the city. We support your position to researching the future of the Bel-Rae acquisitoin,
as well as your stand on the footbridge over Highway 10. We hope that this responsible way of thinking will carry over
with regard to the use of the O'Neil property.
After attending the most recent Planning Commission Meeting last night it is our impression that the building of a 16-
screen movie theater would most certainly financially benefit the developer. However, it's very questionable whether
it would have any benefit to Mounds View as a community when other more compatible use (B-1, R-2) could be made
of the land. Many of us envision a time when Highway 10 will become "Old Highway 10" and we will have a main
street in Mounds View. A theater drawing patrons from a 5-7 mile radius does not facilitate this long term goal.
Bur ing a theater of this size ar
'60 parking l p ng spaces) in our little town does little to serve the citizenry. Rather, Mounds
View would simply be saddled with a number of problems -- traffic congestion, crime, diminished property values, and
other safety issues. While we might be providing a service to movie patrons within a 5-7 mile radius, is this what we
want to do as a community ? Does Mounds View really want to be the custodian of a 16-screen movie theater '?
We trust that you will continue in guiding the city in the prudent and responsible path that you have charted in your
administration thus far.
egards,
. al
Edward L. Trettel
.aurie J. Trettel
•
