Planning Commission Resolution No. 505-97 Recommending Approval <br /> WHEREAS, the Mounds View City Council has received a recommendation of approval <br /> from the Mounds View Planning Commission as stated in Planning Commission Resolution No. <br /> 505-97; and, <br /> WHEREAS, the Mounds View City Council does hereby find that this proposal meets the <br /> general requirements and standards for Planned Unit Developments(Section 1120.02) as follows: <br /> • (1) Ownership: The application for approval of this rezoning has been filed by D.W. <br /> Jones, Inc and Christine and George Winiecki, owners of the property at the time <br /> of filing. Five D Limited has purchased the Wmiecki property and has consented <br /> to the filing of the application. <br /> (2) Comprehensive Plan Consistency: The comprehensive plan designation on this <br /> property is mixed use PUD. The proposal is consistent with this designation. <br /> (3) Common Open Space <br /> (5) Staging of Common Open Space <br /> The proposal will include preservation of an 4.5 acre wetland and portions of the <br /> wetland buffer. The senior citizen housing project will include open space <br /> surrounding the building. <br /> (4) Operating and Maintenance Requirements: Not applicable at this time. The PUD <br /> stipulations, adopted with the general concept plan, require the execution of <br /> maintenance agreements, and cross access and parking easements between certain <br /> development parcels prior to approval of the final plan. Maintenance <br /> responsibilities are assigned to the property owner otherwise. <br /> (6) Density: The allowable densities are stated in the PUD stipulations, adopted with <br /> the general concept plan. <br />
