City Council Resolution No. 5137 <br /> June 23, 1997 <br /> Page 3 <br /> (3) The structure and site shall have an appearance that will not have an adverse effect upon <br /> adjacent residential properties. • <br /> The placement of the garage so that the bulk of the structure is hidden from street view will <br /> provide adequate screening, and will preserve the residential character of the neighborhood. <br /> The garage will be in full view of the adjoining property to the north. <br /> (4) The use,in the opinion of the City Council,is reasonably related to the overall needs of the <br /> City and to the existing land use. <br /> (5) The use is consistent with the purposes of the Zoning Code and the purposes of the zoning <br /> district in which the applicant intends to locate the proposed use. <br /> (6) The use is not in conflict with the Comprehensive Plan of the City. <br /> Garages are typical uses in residential areas, and allow for storage of vehicles and other <br /> equipment. Having this garage will allow for the property to be kept in better order. <br /> Improving neighborhoods by enclosing stored items is beneficial to the community and <br /> consistent with community goals. <br /> WHEREAS, the City Council makes the following findings regarding the requirements <br /> which oversized garages must meet as stated in Section 1106.04 Subd. 6: <br /> a. The accessory building must conform with Section 1103.06 and Subdivision 1106.03(1)of <br /> this title. <br /> b. The combined square footage of all accessory buildings on one lot cannot exceed 1,264 square <br /> feet. <br /> c. If the garage square footage is greater than 1,000 square feet,no other accessory storage <br /> building is allowed. <br /> d. The building shall be designed and maintained to provide a uniform appearance with the <br /> dwelling unit. <br /> e. The width of the building cannot exceed 35 feet nor allow for more than three vehicle access. <br /> The oversized garage will be 1,264 square-foot, and there will be no other outbuildings on <br /> the property. The width of the garage will be 32 feet with access for two vehicles. The <br /> garage as proposed would take up less than 2 percent of the area of the lot. The garage will <br /> replace a smaller out-building on the property. The garage is proposed to be sided in a <br /> manner consistent with the house. The garage is consistent with the requirements in <br /> Section 1103.06 and 1106.03(1). <br /> f. Should the use for which the permit was granted be changed,the permit shall be subject to <br /> reconsideration,revocation or other action regulated by Section 1125.01 of this Title. <br /> • This requirement has been included as a condition in this resolution. <br />
