The produce stand would be open seven days a week <br /> from 10:00 am to 7:00 pm. and would be selling produce home-grown from its farm in Waverly. <br /> The stand is a five-sided gazebo-like structure with a canvas roof, and is 14 feet wide at its <br /> 410 widest point and 9 feet high at the peak. The stand requires no utility hook-ups. The produce <br /> stand was granted a CUP last year for this same location. Staff is not aware of any problems <br /> associated with this operation. <br /> Mr. Olson has stated that this will be the same operation that was approved last year for this <br /> location. No changes have been proposed. The dates of operation for the farm market, if approved <br /> as requested, would overlap by 15 days with Linder's Greenhouses, which was granted an outdoor <br /> sales CUP until July 15, 1997. Linder's will be dismantling its greenhouse sometime in between <br /> June 30 and July 15, so the overlap of operations could be less than the possible 15 days. In the <br /> occurrence of an overlap of uses, there should be little impact to parking, as the produce stand <br /> would occupy only 110 square feet of the parking lot. Also there will probably be an overlap of <br /> customers going to Linder's as well as to Merryville Farm Market and the shopping center. Signage <br /> for the produce stand will be accomplished with small banners affixed to the gazebo base (as shown <br /> on the attached photo) and lettering on the canvas roof(not shown on the photo.) <br /> The Moundsview Square Shopping Center is in the B-4 Zoning District. The City's Zoning Code <br /> allow for outdoor sales in this district with approval of a conditional use permit, provided that: <br /> a. Outside service, sales and equipment rental connected with the principal use is limited to <br /> 30 percent of the gross floor area of the principal use. <br /> b. Outside sales area is fenced or screened from view of neighboring residential uses or an <br /> abutting residential district in compliance with 1103.08 (1) through (5) of the Zoning <br /> • Code. <br /> c. All lighting shall be hooded and so directed that the light source shall not be visible from <br /> the public right of way or from neighboring residences and shall be in compliance with <br />
