4 <br /> EXISTING SITE CONDITIONS <br /> The Building N project site consists of approximately 6. 89 <br /> acres (300, 038 sq. ft. ) of land, with approximately 1, 100 <br /> feet of frontage on Program Avenue. The site is bordered by <br /> the Clinch-On Products building to the north, Program Avenue <br /> and Interstate 35W to the east, R. J. Riches Restaurant and <br /> a car wash to the south, and McDonald's Restaurant, the <br /> Mounds View Inn motel and the new C. G. Hill & Sons <br /> industrial building to the west. <br /> The Building N site consists of four separate legal parcels <br /> which are proposed for replatting as one new parcel, i.e. <br /> Lot 1, Block 1, MOUNDS VIEW BUSINESS PARK EAST 2ND ADDITION. <br /> The northerly of the two existing parcels are currently <br /> zoned I-i, Light Industrial; the southerly two parcels are <br /> currently zoned B-3 , Highway Commercial. <br /> SITE ACCESS <br /> Access to the site will be via two new driveways from <br /> Program Avenue at the eastern and southern edges of the <br /> property. <br /> SITE DEVELOPMENT PLAN <br /> The proposed 102, 950 sq. ft. building is situated facing <br /> east/southeast, fronting on Program Avenue, with associated <br /> parking between Program Avenue and the building. The site <br /> is served by 168 parking spaces. The overall parking ratio <br /> for the building is 1. 81 stalls/1,000 sq. ft. (@ 90% net <br /> usable) . <br /> Site landscaping is to be provided consistent with the <br /> remainder of Mounds View Business Park. The landscaping <br /> includes a variety of evergreen and ornamental species to <br /> provide year round color. Landscaping selections include <br /> Colorado Blue Spruce, Scotch Pine, Norway Spruce, Redmond <br /> and American Linden, Marshall Ash, Red Splendor and <br /> Snowdrift Crab Apple, Norway Maple and Amur Maple. <br /> Site. drainage will be directed to catch basins and conveyed <br /> via a piping system to a sedimentation pond to be <br /> constructed in the southwest area of the site to meet Rice <br /> Creek Watershed District drainage requirements. <br />
