Ft. based on <br /> Assessed Value $1 <br /> Situation Analysis: <br /> Wolf&Associates, located at 4860 Mustang Circle, has developed an expansion plan that <br /> would create a buffer between their industrial activities and the manufactured home park <br /> located on the border of their property. <br /> • The expansion plan would enable flat bed and semi trucks to drive directly into the <br /> building for loading and unloading of equipment. <br /> • The expansion would shift the position of the dock doors away from the bordering <br /> manufactured home park to alleviate noise disturbances created when those doors are <br /> ajar for production and ventilation purposes. <br /> • With Wolf's expansion, the current three shifts needed to accommodate increased <br /> production activity and lack of space, would be reduced to the regular two shifts. The <br /> additional space will accommodate the current increased production and expected <br /> growth of Wolf&Associates. <br /> • The expansion is expected to generate an additional 25 employees to their current 50 <br /> employees in Mounds View. These jobs are considered to be good "living wage" positions. <br /> Wolf&Associate's Need For City Property <br /> To successfully complete their expansion with the current design, Wolf&Associates needs the <br /> usage of at least 5,159 sq. ft. of the City's old water tower property. This design meets all <br /> City building codes and has been approved by the Planning Commission and City Council. It <br /> is imperative that Wolf&Associates is assured access to the 5,159 sq.ft.. In addition, Wolf& <br /> Associates would like the remainder of the property to store equipment. Currently, <br /> equipment and supplies are kept in their back parking lot. This is hindering their parking <br /> situation and is not aesthetically pleasing. <br /> Options for Cooperative Partnership Between Wolf&Associates and the City of <br /> Mounds View: <br /> The following options have been discussed by Wolf&Associates and the City of Mounds View <br /> with the most amenable options, according to Wolf&Associates, listed first. <br />
