Construction - A.S.H. will select a construction company that has the capacity to <br /> build these new homes using the construction management method, or the general <br /> contracting method. A.S.H. staff will assist the construction staff with all aspects of the <br /> construction and provide on-site inspections. <br /> Marketing - A.S.H. staff will work with the Local Government Agency to develop, and <br /> implement, a marketing plan for this program. The primary market wi a familiet <br /> are low and-moderateincome,with family income that does not exceed 80 percent of <br /> the median income of the Twin Cities Metropolitan Area, as determined by the Local <br /> Government Agency. Assistance with marketing from the Local Government Agency <br /> will help reduce the marketing costs for each home and therefore help reduce the <br /> price. <br /> Financing - A.S.H. has identified several sources of construction financing that will <br /> be available at a reasonable rate. <br /> Regarding permanent mortgage financing, A.S.H. will work with the buyer to obtain a <br /> mortgage committment from a bank or mortgage company. <br /> Affordability - The primary objective of this program is to <br /> single family homes. We will provide the best qualityprovide affordable new <br /> e lowest <br /> cost. This will be accomplished through the following cost saving t at hmethods:possible <br /> 1. A.S.H. is a non-profit developer. A.S.H. must include overhead costs in the price of <br /> the new homes but does not include any profit. <br /> 2. A second mortgage on the land with no payments. <br /> 3. Reduced marketing costs with assistance from the local government agencies. <br /> 4. Reduced financing costs. <br />
