The request will allow the construction of <br /> 2 twin homes on the property. The current properties front Bronson Drive and <br /> 3 have single family homes on them. The single family homes would remain that <br /> 4 are fronting along Bronson Drive, but the back 225 feet of those lots would be <br /> 5 included in the rezoning. The twin homes would front on Silver Lake Road. <br /> 6 Mr. Beach has already constructed two twin home sets just north of this <br /> 7 property along Silver Lake Road. <br /> 8 This request is subject to criteria spelled out in the Municipal Code regarding <br /> 9 rezoning. <br /> 10 <br /> 11 Ms. Blanchard stated she received a telephone call in regard to this request, <br /> 12 asking if the property would be rental property. <br /> 13 <br /> 14 Mr. Harrington stated the properties in the building that Mr. Beach has already <br /> 15 constructed have sold for a minimum of $165,000 per unit which likely would <br /> 16 not support a rental type set up. <br /> 17 <br /> 18 Mary Bisbee, 2816 Bronson Drive presented a signed petition from residents in <br /> 19 the neighborhood who are opposed to the division of the lots and the <br /> 20 construction of twin homes. They wish to have the property remain zoned <br /> 21 single family residential. By changing the zoning, it changes the whole <br /> 22 atmosphere of the area. She stated when she looks at the property she sees <br /> 23 the potential for more homes to be put there in the future. <br /> 24 <br /> 25 Ms. Trude stated the appearance of the buildings is much like single family <br /> 26 homes. She stated the Planning Commission has been pleased with the <br /> 27 enhancements that Mr. Beach has brought to the city along silver lake road <br /> 28 and over by Messiah Lutheran Church. She also understands that there is a <br /> 29 real desire for this type of housing in the area. <br /> 30 <br /> 31 Mr. Harrington explained that the city's code requires that twin homes that are <br /> 32 constructed each have a minimum frontage of 50 feet. Mr. Beach is proposing <br /> 33 two buildings which would require a minimum of 200 feet. He is proposing to <br /> 34 rezone 225 feet. Code restrictions would limit the number of buildings that <br /> 35 could be constructed on the property. <br /> 36 <br /> 37 Ms. Bisbee stated another concern of the neighborhood is the increase in <br /> 38 traffic. <br /> 39 <br /> 40 Mr. Harrington explained that traffic will enter and exit the buildings on Silver <br /> 41 Lake Road, so traffic should not have much of an impact on the area. <br /> 42 <br />
