• Customer/Employee Parking <br />Employee Parking Spaces <br />For every 3 employees, a minimum of two employee <br />parking spaces shall be provided. <br />Marking of Customer/Employee Parking Spaces <br />All customer and employee parking spaces shall be <br />permanently and clearly marked. <br />Mechanical Car Washes <br />No mechanical car washes shall be allowed on site. <br />Parking per standing Order Service <br />A minimum of 2 off-street parking spaces for each <br />service stall are required. <br />• Landscaping <br />• <br />Setbacks <br />As defined in Section 1104.01 Yard Requirements for B-3 <br />Zoning districts. <br />Screening for Residential <br />It will need to be determined whether to use natural <br />(berms, trees) or fencing. <br />Provisions included in Chapter 1114.04 Subd. 5 b, <br />requiring "Outside sales areas are fenced or screened <br />from view of neighboring residential uses or an <br />abutting R District in compliance with subdivisions <br />1103.08 (1) through (5) of the Title." <br />Greenspace <br />A minimum 10% of the property, excluding setback <br />requirements, is required for landscaped greenspace. <br />The planting plan and type of shrub shall require the <br />approval of the Planning Commission based upon a <br />recommendation of City Forester. <br />Lighting <br />Lighting provisions shall be in compliance with 1103.08, <br />Section 1103.09 of the Code. <br />• Paging System <br />No music or advertisements will be allowed. <br />Signage <br />Signage for used auto sales is the same as that allowed in <br />Section 1008.08 of Chapter 1008 Sign Code regulations. <br />These requirements may be modified with the anticipated <br />revision of the Sign Code. <br />
